Contract to Close

Here’s the paperwork we will handle for you.

☑ Broker Requirements

  • Ensure all documents are collected and fully executed 

  • Upload all contract documents into compliance system

  • Complete forms required by broker 

  • Submit file for broker compliance 

☑ Financing 

Ensure lender receives fully executed contract & included addenda

  • Send copy of earnest money check to the lender

  • Request weekly updates to ensure transaction is moving along smoothly 

  • Ensure appraisal has been ordered 

  • Follow-up with lender for appraisal results 

  • Monitor underwriting process through receipt of final loan approval 

  • Obtain Clear to Close from lender

☑ Closing 

  • Create Commission Instructions

  • Send commission DA form to title/attorney

  • Ensure buyer or seller schedules utilities trasfer

  • Remind sellers to gather all keys, manuals, & remotes, and obtain mailbox location and trash days 

  • Ensure lender delivers docs to title company 

  • Ensure file is closed

  • Change MLS status to sold 

  • Reminder to remove lock-box down 

  • Order sign removal

☑ Contract

  • Sent email introduction to client with copies of all documents

  • Contact all involved parties and introduce ourselves as a member of your team

  • Review and complete all deadlines 

  • Download copy of MLS pending sheet

  • Order home warranty

  • Create customized templates of time-lined communication with client

  • Request needed info/docs ffrom co-agent

  • Set up utility trasfer to for both buyers and sellers

  • Coordinate moving services with client

  • Create needed amendments/addendums throughout the life of the transaction

  • Provide updates to attorney and client on a weekly basis

  • Provide calandar update to agent/client with pertinet dates of contract

  • Weekly status updates sent to you 

  • Schedule, coordinate, and confirm closing process

☑ Inspections 

  • Order inspections Home\termite\radon

  • Email inspection summery to buyer/attorney for review

  • Create checklist of agreed repairs

  • Confirm inspections are within inspection period and inform all parties 

  • Request repair receipts/invoices from listing agent 

☑ Escrow Company 

  • Ensure all documentation is provided in a timely manner 

  • Remain in constant contact throughout transaction 

  • Forward a copy of earnest money receipt to attorney

  • Acquire title commitment and review exceptions 

  • Send invoices to title for reimbursement on alta/settlement statement
